First, thanks to Quaz30's Penthouse Interiors, which this mod is based on. If you want a fully furnished home or some decorating inspiration, check out The Top Floor Loft.
This mod adds a player residential penthouse and a fully functional rooftop construction area to the Dartmouth Building, with full settlement functionality.
I (original author zlo42, the same below) made this for myself, but was interested, so I posted it. As with any mod, always test it thoroughly before using it.
Features and changes compared to the original module:
- Cleaned up the interior of the penthouse so you can decorate it yourself
- There is now a stronghold workshop inside where you can build. It is connected to the external workshop.
- Reduced the number of external shadow casting spotlights to improve performance
- Removed all fog and dust
- Removed waterfall to improve performance
- Cleaned up all trash and debris and repaired the lobby windows
- Lowered the bathroom hot tub so players and NPCs can enter it
- Includes wireless power
- Complete navigation grid
- Added internal fast travel markers
- Removed activator from drinking pool water
- Cleaned the roof
- Moved the Dartmouth Building's fast travel marker to the roof so you can quickly travel to the settlement
- A flying bird will now land on the roof of a building
- Removed rooftop antenna as bird pilots don't like all the wires
- Correctly connected internal and external workbenches
- Settlement will now show up as a proper workshop settlement and you can set up supply lines etc.
- Cleaned up a lot of dirty edits to other cells
Notice:
- Rainwater falls from the roof onto the hot tub in the bathroom because it's a creaky old building (well, not because of the old creaky creation engine). I've never been able to figure it out.
- Disabled settlement attacks on rooftop settlements as I don't know how this works since the attack markers are on the ground
superior
- Building on a roof is accidental, some objects just refuse to be built at that height. It is recommended to use Place Everywhere.
- If you are using something like PRP, there may be conflicts due to material swapping on the elevator and roof. Load below or make a patch.

Install & use Install: follow the bundled instructions
- Unzip the archive from playbuff and read the bundled readme / instructions first.
- There is no universal mod manager for this game: some mods replace game files directly, some go into a game-specific Mods folder, and some need a game-specific community loader or tool first — follow the bundled readme.
- Place the files exactly as the readme says; mods with listed dependencies need those installed too.
- Launch the game to confirm it loaded; some games require enabling mods in settings or an in-game mod menu.
Install locations vary a lot between games and mods — the bundled readme is the most reliable guide.
