This mod brings a functional new settlement to Fallout 4.

Location:

The location is northwest of the "Museum of Witchcraft".

Features:

• A simple, functional settlement.

• All scrappable objects.
• Randomly attacked (like any other settlement).
• Sim Settlements compatible.

Tips:

• You can hire new settlers with a Recruitment Radio Beacon.
• You can establish trade routes to the settlement.
• Watch out for mirelurk queen.

Notes:

• It works for all DLC's, but no Raiders jobs possible (Nuka World).
• If the NPCs are dead or vanished, it's possible that the mirelurk queen have killed them / or they have fled and come back later

(normally).

Eastereggs:

• The female NPC (Lydia) is an alcoholic and hard smoker.
• The name of the legendary weapon is a reference to Texas Hold’em Poker.

Spoilers:

• To get the legendary weapon check out the safe behind the workbench.

Behind the scenes:

• In the 1930s, Beachmont was the central community area for swimming, with Love Rock used for diving when the tide was right. Beachmont also was then the mooring site for one of or more lobster fishermen's boats. Clams and mussels were available in abundance, but while the clams were often dug, the mussels went unharvested. The shore of Beachmont, like others in Revere, was patrolled by soldiers at night during World War II.
