The farmhouse is located outside Rorikstead.
RORIKSTEAD TOWN: This town is just outside, with no merchants nearby. I've seen and tested almost every Rorikstead town mode, including expanded towns and cities. All have their own strengths and weaknesses, and it's interesting to see imitators with different approaches and ideas. If you want to live in or near Rorikstead you may want to check these out. The farm is set far enough away from the town so as not to conflict with any of the Rorikstead town modes I tested. (Some mods also have a place to live...but I prefer my little farm mod :))
RORIKSTEAD HISTORY: I recently stumbled across a theory on youtube that the great farm land of Rorikstead was because of female sacrifice and Daedric worship. Well presented and sounds convincing, and explains why there are no women of childbearing age in the town (just older female farmers and two girl twins.) Too many women die during childbirth. It explains Lund's death (possibly a suicide) and his late wife and children. Also with Roriktead's Lokir and back in the game's opening scene, on the carriage ride to Helgen.
However, there is no need to believe this if it will hinder life in the area. Despite the harsh climate, you can simply trust Jouane (the witch) and when you ask the prosperous farm for its secrets, he replies that there are no secrets: only hard work, good luck and the blessings of the gods. ;)
If you're into legends, theories, and conspiracy theories, it makes Rorikstead the most interesting town in Skyrim.
Our little Rorikstead farm here is not part of the Daedric cult anyway. There is no dark fertile soil here. Instead, I (we) had to tear out a rock and just have some hard scrabble soil for our small crops. Here, our crops are truly the result of hard work, good luck and the blessings of the gods.

Wanted to try something a little more ambitious than my first mod Ruined Whiterun Farmhouse Tweaked which only added containers and a smithy. Here I copied Alvor's house in Riverwood and placed it just south of Rorikstead.
Why Rorikstead? Because as I was walking through town, the main character mentioned a farm as a great place. I wonder why we don’t have a farm there. So that's where I started. No real crop so far - don't know how yet - but hopefully it will come.
ALVOR'S RIVERWOOD HOUSE: I copied and pasted Alvor's house for three main reasons: 1. It was the first house I entered when I started the game, 2. It's actually a very nice house, and 3. There's a YouTube video about copying it in the Creation Kit. I turned the static containers into safe and usable containers and added more containers internally and externally.
All containers inside and outside should be safe and set to no respawn. exception! The honey barrel in the backyard should be reborn with mead.
Other than that, I was left with almost no interior decoration, except for the enchantments and alchemies in the basement (I succumbed to those, though not really to them).
Nothing fancy or pretty. The containers look like containers, rather than the same set of armor that poses as containers or potion bottles. No mannequins, not that I hate them but don't really think about them.
The smelly, polluting smelter and tanning racks are outside in the backyard, where they should be. Not in an unventilated basement or outside the kitchen. Both have shipping containers nearby.
A guide to the OZ effect: While building and testing, it seemed as if the house dropped from the sky onto a dead wolf that was either on the front porch or actually embedded in the porch. Once I used CK to lift the house and drag the wolf away. Another embedment, inside and out a few times to get the wolf and I could drag it away. But I don't see this "problem" right now. You may consider traveling to the location and killing any predators …
Install & use Install: follow the bundled instructions
- Unzip the archive from playbuff and read the bundled readme / instructions first.
- There is no universal mod manager for this game: some mods replace game files directly, some go into a game-specific Mods folder, and some need a game-specific community loader or tool first — follow the bundled readme.
- Place the files exactly as the readme says; mods with listed dependencies need those installed too.
- Launch the game to confirm it loaded; some games require enabling mods in settings or an in-game mod menu.
Install locations vary a lot between games and mods — the bundled readme is the most reliable guide.
