Roland Manor is the themed home of the Dawnguard vampire hunter or thief. The "Well Rested" perk provided by this home increases experience by 10%. If you live with your partner, your lover's comfort level will increase by 15%. Father/Mother's Love Bonus, 25% more effective when using healing potions when your adopted child lives with you in this home.

Rowland Manor uses Bethesda Linked Containers to securely store all items. The following connected chests have two placement and pickup locations: weapons, armor, potions, ores, raw food, and cooked food.

Rowland Manor has four bedrooms. Children's beds are located on the second and first floors and are allocated to adopted children, a total of 4 children. You need the "HearthFire Multiple Adoption mod" to adopt a child. Children's beds and chests will be marked as owned.

There is a guest room on the lower level that can accommodate two attendants. If you want your followers to live here, you'll need the My Home Is Your Home Mod. Most minions don't have sleep packages. You will have to order them to sleep using a mod like My Home Is Your Home, which allows players to set eating times and sleeping times. Mod My Home Is Your Home (MHiYH 2plus) / mods / 20227.

A button on the wall of each child's bedroom allows the owner to change it into a guest room for entourage. Only the second and first floors offer you this option. The master bedroom and lower level beds are not changeable in this mod.

There is a merchant on the lower level. Beds in the merchant area are assigned to merchants. The merchant has a sleep package that allows you to roam around the home, but not outside.

The estate includes many idle tokens for children and other NPCs. It does not control any followers, children or spouse. Players will still need mods to control spouses, family members, and followers. A list of these mods is provided below.

Custom spells to cause NPC followers to take off their armor when entering the baths or sleeping in the master bedroom. If the player does not wish to remove the spell that removes armor on the master bed, they can turn it off.

The standard human models in the game are NPCs, which are fixed in one position using the Human Model AI Fix Mod.

Use the Multiple Floors Sandboxing Mod to give standard NPCs more freedom to move up and down on their own.

Use the Hearthfire display case repair module to correct Skyrim's display case errors.

The house provides enough space for books, shields, and weapons. With the exception of the smelter in the backyard, all your crafting needs are right at home. The shed should be able to provide shelter for the horse. Inside the house are custom displays for Masks, Claws, Paragons, Elder Scrolls, Auriel Bow, and Auriel Shield, as well as entrances that can be used to move to other cargo bays.

There are other items in the house that can be interacted with, such as a dressing mirror, a throne chair, a book of returned magic weapons, invisible furniture markers for praying, writing, relaxing and translating books. Invisible signs say things like worshiping, using a pillow, using a translator, or writing.
