About this mod Machine translation
A small riverside cottage in Eastmarch woodland.
Simple SSE conversion: save the .esp in Creation Kit and run all meshes through the SSE NIF Optimizer. Works on my machine and hopefully yours too.
I made this house for my character and his companions. It features a little bit of a special nod to their stories and personalities, but I decided to share it here because I thought others might enjoy it too. I still think it lends itself to a wide variety of characters. However, a common theme you'll notice is that there's alcohol throughout the place (99 bottles of mead on the wall, 99 bottles of mead~) and there's even a microbrewery outside, so it's pretty perfect for drinking if you're in character.
The main room features a bar, a kitchen with stocked pantry containers, and a cozy sitting area near the fireplace. Behind the bar are trap doors to the basement bathroom, and stairs lead to a candlelit loft bedroom complete with geocaching/mapping study table. Still, there's not much in the way of gaming facilities. It has no charming table, no alchemical laboratory, no anvil, no workbench, no grinding wheel, and no smelter, because why would it be like this? I never thought that a humble abode with all these things would be unrealistic, so I didn't include them. In fact, it doesn't even require a cooking pot on the stove because it would throw unnecessary shadows across the room. So, just to be clear, I emphasize the functional form of this house. 90% of the reason I made it was to have a place to take beautiful screenshots.
Location:
It is located on a bend in the river near Cradlecrush Rock, on the road from Whiterun to Windhelm. The area near the road has changed significantly, follow the road to Windhelm to reach the corner and look for a small opening on the left, which is the path to the yard. No key or mini-fetch quests required, just waltz in. If you're faster, you can also use "coc honeyfrostretreat" or "coc honeyfrostretreatexterior".
Recommended Mods:
The mods I used while making and testing this house, so these will make it look closest to how I intended it to look.

Immersive Fallen Trees Mod (adds something to the background of the house, gently clipped with rock walls, but looks polished)
Enhance the landscape (again, it adds background, it's conflicting in nature, so if you pass it, I understand)
Known conflicts:
Almost anything that occupies the same vicinity will conflict, here are some examples:
Oblivion Door - In that location around the world there are some ruins of a door that leads through part of a doorway. Using these two mods is available.
Skyline's Campground - A campground located on the property.
Gharalbur Family Friendly Fortress
Gwent Hearth

Fimbulvetr Retreat - Borrowed some static entries for time saving reasons

Modder's Resource Pack - The Witcher Expansion
BookSets resources
I'd also like to thank ChaserTech, Halofarm and Meara for helping me do this.
*Disclaimer: Example screenshots were taken in Skyrim LE. The ENB used in my screenshots is TKRE.
The legendary version is here.

Install & use Install: follow the bundled instructions
- Unzip the archive from playbuff and read the bundled readme / instructions first.
- There is no universal mod manager for this game: some mods replace game files directly, some go into a game-specific Mods folder, and some need a game-specific community loader or tool first — follow the bundled readme.
- Place the files exactly as the readme says; mods with listed dependencies need those installed too.
- Launch the game to confirm it loaded; some games require enabling mods in settings or an in-game mod menu.
Install locations vary a lot between games and mods — the bundled readme is the most reliable guide.
