This is my take on a lore friendly Tenpines Bluff, what I view as what a settlement would realistically look like in this universe. It includes a bar, weapon store, chem store, and food store. The settlement will support 9 settlers given the available resources.

Before performing the settlement transfer, scrap everything in the settlement except the crops and trees.

I split the needed mods into a "required" and "decorative" list. Anything decoration wise you don't use you will have to fill in the missing areas yourself.
